Due Diligence
This is a vital step in buying a home. It means carefully checking the property, its title and any potential risks before you commit. This involves:
- Full review of the Contract of sale and special conditions
- Identify any restrictions, easements, or other red flags
- Provide written letter of advice on the contract
- Negotiate improved terms of the contract
- Organise Pest/building/Strata reports for the property
Contract Exchange
After all due diligence checks are completed, the contracts are signed and exchanged — officially making your purchase legally binding. This includes:
- Ensure contracts are properly exchanged and binding
- Confirm cooling-off rights and critical dates
- Conduct required government searches
- Liaise with your lender to ensure finance is in place
- Organise title insurance for the property
Settlement
This is the final and most exciting stage of the process — when you officially become the owner of your new property. During this stage, we handle:
- Coordinate with your bank or broker to ensure funds are ready
- Prepare and review the settlement statement
- Calculate and confirm council, water, and strata adjustments
- Manage electronic settlement through PEXA
- Advise you on completion and ensure you get the keys

Stage 1
The first stage in our process and one of the most important is to have the Contract of Sale reviewed so we can check that all is in order. You will then be given a letter of advice detailing the contract so your fully informed before committing.
Stage 2
The second stage covers everything from Exchange of contracts through to settlement. This stage is separated in our pricing so if you don’t proceed through to this stage, you only pay for the first stage in the process.
